You'll first need to download the actual BYOND client, which includes DreamSeeker (the program used to play the games), DreamMaker (the program used to make the games), and DreamDaemon (the program used to host the games). Once you've got this done, open a .dms file through the live games menu, and select to open it (not save as), then your DreamSeeker will launch (again, only if you've installed it), and prompt you for a key and password. You will either have to create a new key (essentially an account on BYOND.com), or you will simply put in the data for your existing key. After that, hit enter, and your game will finish downloading the necessary graphics, sounds, and executable, then you can play!

The easiest way is to run DreamSeeker, click on the "Hub" tab, and access the games that way.
As a rule you always start up DreamSeeker and then select the game to play. Once you've downloaded a game within DreamSeeker, you can use the DreamSeeker menu to play the games you've downloaded.
